Totally appreciate the effort of making a fan-fic version of a game you like. I kinda do that myself. So, creative impulse +1. But selling it as a new game instead of a mod is deceptive and was literally asking for criticism.

So, have fun re-imagining Lust Theory. But keep it real. You made a mod. In this form sometimes called "total conversion". Totally ok. Just don't sell it as something else.

If this is considered ok, then what stopping other people for doing that to Eternum, Projekt Passion, Artemis, Harem Hotels and other porn games and making a patreon and earn money by plagiarising their work.

Uhm nothing is stopping them except time and they are welcome too, even just to amuse me by reading these comments (its almost as funny as games with AI art) If they can make money depends on the original creator and if he even wants to go against it, but not some hypocrites on a piracy website.
